RevPAR Trends in the DC Metro: What the Data Tells Us

Revenue per available room in the Washington DC metropolitan area has rebounded sharply from its pandemic trough. We break down the sub-market dynamics that matter for investors.

RevPAR — revenue per available room, the hospitality industry’s primary performance metric — tells a more nuanced story in the DC metro than the headline numbers suggest. The broad market has recovered to and exceeded pre-pandemic levels, but the performance distribution across sub-markets is highly uneven.

The CBD and Capitol Hill corridors have benefited from the return of government-adjacent corporate demand and the resumption of international diplomatic travel. Convention activity at the Walter E. Washington Convention Center returned to near-capacity utilization in 2024 for the first time since 2019. These demand channels are structural rather than cyclical.

The NoMa and H Street corridor properties — many of which opened between 2017 and 2021 — have faced a more challenging recovery. Oversupply from the pre-pandemic development boom has weighed on rate, and some properties are now trading at discounts to replacement cost.

For investors, the lesson is selectivity. The DC market is not monolithic. Assets with genuine locational advantages — proximity to demand generators, walkability scores in the top quartile, differentiated positioning — are outperforming by a wide margin. Commodity product in secondary corridors continues to struggle.

Looking ahead, the supply pipeline for new DC hotel product is the thinnest it has been since 2005. Construction economics have eliminated the marginal feasibility of many projects that were penciled out in the low-rate environment. We expect rate performance for well-positioned assets to continue improving through 2026–2027.
